Who we are

Protecting buildings. Supporting compliance.

Ventilation hygiene is not just about cleanliness. It is about reducing risk, protecting occupants and being able to demonstrate that the duty has been discharged.

Deduct Ltd was established in 2015 and has spent the years since working inside buildings where the work has to happen around other people: live hospital wards, occupied offices, running production lines and vessels in drydock.

That shaped how we operate. Our engineers are directly employed rather than subcontracted, so the same standards apply on every site. Our reports follow one format regardless of sector, so an estates team can compare buildings and hand a coherent evidence set to an auditor, insurer or incoming provider.

We deliver ductwork and ventilation cleaning, kitchen and laundry extract cleaning, LEV cleaning, access panel installation and the compliance reporting that ties it all together — from our base in Bournville, across the whole of the UK.

How we work

Four commitments on every project

They sound simple. Most of the problems we are called in to fix come from one of them being skipped.

Assess before we clean

Condition is surveyed and measured first, so scope is based on the system rather than on an assumption about what it probably needs.

Declare what we could not reach

Inaccessible areas are listed, marked on the schematic and priced for access provision. We never certify what we have not seen.

Verify the result

The same test points are re-measured and re-photographed after works, so improvement is evidenced rather than claimed.

Leave the estate maintainable

Access panels, asset references and scheduled intervals mean the next cycle is straightforward instead of another investigation.

Capability

What we can mobilise

Access is usually what determines whether a system can genuinely be cleaned. We hold that capability in house.

  1. 01

    Survey teams

Regional engineers able to attend and assess quickly across England, Scotland and Wales.

  2. 02

    Access equipment

MEWP, cherry picker, scaffold and rope access arrangements for high-level ductwork.

  3. 03

    Confined space

Trained teams for machinery spaces, risers, plenums and enclosed plant.

  4. 04

    Out of hours

Night, weekend, shutdown and holiday working as standard, not as an exception.

  5. 05

    Reporting

In-house documentation team issuing consistent reports within five working days.

Standards

The guidance our work is aligned to

We work to recognised industry standards and to the legislation that sits behind them.

  • TR19 — internal cleanliness of ventilation systems
  • TR19 Grease — commercial kitchen extract systems
  • DW/172 — kitchen ventilation system design guidance
  • HTM 03-01 — specialised ventilation in healthcare premises
  • Regulatory Reform (Fire Safety) Order 2005 — fire safety duties
  • BS 9999 — fire safety in the design and management of buildings
  • COSHH Regulations 2002 — control of exposure and LEV duties
  • Health and Safety at Work etc. Act 1974 — general duties
