The risks that matter most in a care setting
Evacuation in a care home is slow and staff-dependent, which makes compartmentation and fire loading far more consequential than in a typical commercial building.
Two systems generate most of the risk we find: kitchen extract, where grease accumulates continuously, and laundry extract, where lint builds up quickly and is rarely inspected. Both sit close to sleeping accommodation.
Alongside those, general supply and extract ventilation serving lounges, corridors and bedrooms is rarely inspected. Where it has never been cleaned, the provider has no evidence that air quality is being managed.

- Will works disturb residents?
- They are planned not to. We phase works by wing or floor, agree quiet hours with the home manager, use containment to control dust and noise, and reinstate each area before moving on. Kitchen and laundry works are usually delivered outside service periods.
- What does CQC expect around ventilation?
- Inspectors look for evidence that premises and equipment are safe and properly maintained. Dated ventilation and extract cleaning records with photographic evidence demonstrate that the provider has managed the risk rather than assumed it.
- How often should care home kitchen extract be cleaned?
- Most care home kitchens fall into the moderate-use band and are cleaned every six months, though homes cooking at higher volume move to a quarterly cycle. Your insurer may specify the interval.
- Do you cover laundry extract?
- Yes. Laundry extract collects lint that restricts airflow and creates a fire loading. It is one of the most commonly overlooked systems in a care home and is included in our programmes.
